Persistent inflation may increase the chances of a rate hike "Looking into debt relief during inflationary times is understandable," explains Dutch Mendenhall, CEO and founder of RADD Companies, a family of companies that provide financial and investment services. "Debt relief services can negotiate better terms, making debts more manageable amidst rising costs." That's important because rising costs aren't showing many signs of easing. As inflation continues to outpace the Federal Reserve's 2% target, the cost of debt may rise further. After all, rate hikes are the Federal Reserve's preferred way to combat inflation. However, if you enroll in a debt relief service this May, your provider will typically negotiate better rates and terms on your behalf. So, taking advantage of debt relief could shield you from the potential for higher interest rates on your debt in the future.

Investors are finding a variety of entry points into farmland investments, including publicly listed REITs, such as Gladstone Land Corp. (LAND) and Farmland Partners Inc. (FPI), as private equity funds and offerings. RAD Diversified is a non-traded REIT that dipped a toe into the farmland arena in 2020 with the purchase of its first farm for $8 million. "More people ask us about farmland than any other investment that we do," says Dutch Mendenhall, founder and CEO of RAD Diversified. The company has Reg A and Reg D offerings that are open to accredited and non-accredited investors with minimum investments of $1,000. Investors like farmland for a variety of reasons, including the fact that there is a scarcity component, he says. "What I like about land is that it is not just land that you buy and sit on, which is the case with a lot of land investments. It's an income tool," he adds. RAD Diversified is both a buyer and hands-on operator of the farms it acquires. RAD Diversified has realized value by making improvements to farms that allow it to produce a more optimum yield, as well as investing in things like technology that can improve efficiency. If the Fed does raise rates again next month, home buyers will be scared of purchasing for several reasons, Dutch Mendenhall, founder at RAD Diversified REIT, noted. Because there is still a relative low inventory of houses for sale, higher interest rates with higher home prices mean buyers may not find the house they want in the current price range. "Additionally, higher rates create higher debt-to-income ratio calculation, resulting in qualifying for lower mortgage amounts," Mendenhall said. However, a higher interest rate environment can provide more opportunity for cash buyers. "Without having to worry about interest rates, cash buyers can be very attractive to sellers, as they know they can go to quickly, and as a result, cash buyers can find themselves in a much better position to negotiate a better sale price," he noted.
